Phase I Environmental Site Assessments

DCH follows applicable American Society for Testing and Materials (ASTM) standards of practice for the Phase I Environmental Site Assessment Process and for Transaction Screening (E1527-05, AAI, and E1528-00).  These ASTM standards "define good commercial and customary practice for conducting an environmental site assessment on a parcel of commercial real estate with respect to the range of contaminants within the scope of the Comprehensive Environmental Response, Compensation and Liability Act (CERCLA)" and for petroleum products.  This practice is intended to satisfy one of the requirements to qualify for the innocent landowner defense of CERCLA liability.

Phase II Environmental Investigation

If additional investigation is required, we will conduct a Phase II investigation based on the findings of previous investigations. DCH uses a range of current technology to test for the presence or emission of hazardous materials. Some of these devices include: photo ionization detectors, organic vapor meters, magnetic detectors, explosion meters, down hole cameras to investigate boreholes and wells, and software items related to project specifics such as hydrology, surfacing, and contamination contouring.
